Job Description:

Pembroke desires to implement the company s sustainability goals and improve reporting. The portfolio has committed to targets of Net Zero Carbon for (1) the operation of our assets by 2035 or sooner and (2), for the whole life of our assets by 2050 or sooner. The Project Manager, Sustainability will have primary responsibility for advancing Pembroke s efforts in these matters.

This position reports to the Director, Sustainability and seeks a self-starting, data-driven manager to ensure global progress and compliance. The role will be concerned with operational performance at the asset level, supporting asset and property management teams in all aspects of sustainability management including the delivery of asset level net zero pathways and wider sustainability metrics. Core Focus Areas

Global Implementation Project Management: Lead the implementation of portfolio-wide sustainability, health and resilience initiatives, including strategies and policies to reduce carbon, improve occupant health and increase asset resilience on behalf of all of Pembroke s investors

Analysis and Reporting Support: Advise on action areas based on data; Lead annual submissions to GRESB and ULI Greenprint; provide updates for quarterly Advisory Board meetings and as needed



Roles and Responsibilities

  • Work with the Director, Sustainability, to implement action on existing goals. Engage with regional teams to evaluate consultant recommendations for building system upgrades, ensuring that each asset is on track through regular engagement and collaboration.
  • Advance efforts to minimize carbon footprint, maximize energy efficiency, and optimize indoor environmental quality. Analyze the portfolio s sustainability performance data for significant trends and specific property issues and prepare periodic reports for senior leadership that may include but are not limited to financial models and the justification for resource conservation measure recommendations.
  • Advise on risk profile and improvement potential for each asset. This includes energy/emissions, health/wellness and resilience, and documentation in asset one-pagers and a global summary. Incorporate analysis of evolving regulatory compliance requirements.
  • Centralize ongoing documentation of regional teams knowledge and research of government incentives and penalties at the state and federal level as they relate to the commercial real estate industry. Identify risk and timing for each market, and anticipated changes.
  • Participate in organizations such as NAIOP, USGBC, and ULI to keep abreast of standard processes, technologies, regulatory issues and the initiatives industry peers are undertaking to address sustainability-related issues.
  • Partner across the regions to share standards, emerging technologies and to develop consistent metrics to evaluate sustainability performance.
  • Ensure ESG/Sustainability information is current at the portfolio, regional, and asset levels.
  • Collaborate with asset managers to facilitate tenant engagement, including periodic communications to tenants promoting sustainability awareness and participation.
  • Monitor and report on portfolio performance including utility consumption, indoor air quality, green building certification programs and other Pembroke corporate and regional sustainability-related initiatives including future tracking of water consumption, waste diversion and embodied carbon.
  • Contribute to an annual sustainability report, documenting sustainability achievements and outlining priority action areas.
  • Support evaluations of green financing and green bonds through review of documentation requirements and ongoing reporting commitments.
  • Partner with consultants and utility companies to identify incentives that make energy/water projects economically viable while reducing our operating costs, carbon footprint and water consumption.


Qualifications and Experience

  • Strong financial and analytical ability with solid organizational skills and ability to multi-task
  • 2-5 years project management experience, including real estate sustainability, with a primary focus on office buildings preferred and a track record of delivering high quality results
  • Basic understanding of various building systems and construction processes
  • Awareness of global sustainability trends and appreciation for regional differences
  • Experience working in multi-disciplinary teams with the ability to quantify the impact of decisions from a cost and value perspective
  • Working knowledge of LEED, NABERS, Energy Performance Certificates, BREEAM, WELL, etc
  • Highly developed verbal and written communication skills
  • Ability to work independently and as part of a team
